Fee Proposal

The fee proposal serves as a contractual agreement, specifying the terms and conditions of our collaboration.

Step 4

Pre-Planning Advice

(if necessary)

In cases where early feedback is beneficial, we may choose to lodge a pre-planning advice. This proactive step involves seeking preliminary insights from relevant authorities before formally submitting the planning application. By doing so, we aim to identify and address potential issues early in the process.

Step 5

Survey & Conceptualization

Upon agreement and formalization of the collaboration, we initiate a Feature and Level Survey. This survey serves as a critical foundation for subsequent design phases. Following the survey, we proceed to develop concept floor plans and elevations. These initial designs are then presented to you for approval, ensuring alignment with your vision for the project.

Step 6

Planning Drawings & Reports

With the approved concepts in hand, we move forward to create a comprehensive set of planning drawings. Concurrently, a detailed town planning report is prepared. These documents form the backbone of the planning application, providing a thorough representation of the proposed project to regulatory authorities.

Step 7

Council Submission

Upon completion of the planning drawings and report, we formally lodge the planning application with the relevant Council. This marks a crucial step in the process as the application undergoes an official review by the local planning authority.

Step 8

Responding to Council Queries

During the Council’s review, we actively address any Requested Further Information (RFI) that may be received. This involves prompt and thorough communication to resolve any concerns or issues raised by the Council in relation to the submitted documentation.

Consultant Referral

To ensure a comprehensive evaluation, we coordinate referral reports from relevant consultants. These reports may cover various aspects such as environmental impact, traffic assessments, or other specialised fields, contributing to a well-rounded assessment of the project.

Council Resubmission

Building on the feedback received, we revise the application as necessary and resubmit it to the Council. This iterative process ensures that the application is refined to meet regulatory requirements and stakeholder expectations.

Advertisement & Site Preparation

Upon receiving approval from the Council, we adhere to the requirements outlined in the Advertisement pack. Simultaneously, we undertake the necessary steps to erect signage on-site and provide the required documentation, contributing to public engagement as part of the regulatory process.

Step 12

Public Engagement

As part of the public engagement process, we submit Statutory Declaration evidence to the Council. Additionally, we monitor for any objections and prepare responses to address concerns raised by the public or other stakeholders. This phase emphasises transparency and engagement with the community.

Negotiation & Solutions

In the event of objections, we engage in constructive dialogue with the Council and objectors. The goal is to explore potential solutions and compromises that address concerns while still aligning with the project’s overall objectives. This step underscores the importance of collaboration and community integration.

Decision & Permit Issuance

Following the comprehensive review process, we receive the Council’s decision on the application. If approved, we obtain the permit, taking careful note of any specific conditions associated with the approval. This step marks a significant milestone in the regulatory process, signalling the green light to proceed with the project.

Permit Finalization

To finalise the permit, we prepare plans that specifically address conditions outlined by the Council. These plans are then submitted for endorsement, representing the finalisation of the permit process. This stage ensures that the project aligns with all regulatory requirements and conditions set forth by the Council.

Facilitating Building Permit Documents

In the final phase, we will assist you in securing all the documentation necessary to obtain the building permit. This involves coordinating with pertinent consultants and ensuring that all required paperwork is complete, facilitating a smooth transition from the planning stage to the practical execution of your project. This step serves as the crucial link between regulatory approval and the tangible realisation of your project.
