If desired, clients can visualise building footprints and adhere to residential standards through our assistance in creating bubble diagrams.

Our efficient turnaround time allows us to complete assessments within a couple of days, and if a field visit is necessary, we can accommodate it within a week.

Bubble Diagrams

Our bubble diagrams are meticulously crafted using available Google and site images, illustrating potential building footprints and driveway layouts. This tool is ideal for assessing whether the envisioned development aligns with the land in terms of size, orientation, and preferred layout. Considering all planning provisions, we aim to ensure the bubble diagram accurately reflects the envisioned design before delving into detailed concept plans. As we progress to more detailed concepts, every aspect, including floor plans and minor details, will be thoughtfully considered.

We typically require a week to prepare a comprehensive bubble diagram, but we are flexible and can expedite the process within a couple of days if needed.

Concept  Floor Plans

Understanding the internal layout is crucial for our cherished clients before making commitments. Whether it’s the placement of bedrooms, living areas, balconies, or other intricate details, we’re dedicated to assisting in these minor aspects to help decide project feasibility. This service proves invaluable for individuals investing hard-earned money to build their dream homes, ensuring every detail aligns with lifelong residence needs. Some clients even envision features like swimming pools and individual tennis courts. We strongly recommend this detailed approach for clients to gain a genuine feel and make informed decisions.

Typically, we can deliver concept floor plans within a week, but we’re flexible and can expedite the process in a few days if urgency is a priority.

Facilitating Pre-Planning Application and  Meeting

We strongly recommend clients apply for a pre-planning meeting with the Council to confirm alignment with relevant planning regulations. This offers a valuable opportunity to identify any red flags or recent changes in the planning scheme that may affect the proposed development.

Armed with our pre-prepared concept floor plans, we apply to the Council, leading to a pre-planning meeting followed by written advice. The Council then lists all required documents, including planning drawings and reports.

 

We can compile all necessary documents within a week, and the Council typically takes about ten working days to schedule a meeting or provide a response via written planning advice.

The Council’s response time may vary between councils and could potentially be delayed due to unexpected factors such as the workload of council planners.
